The main positives are accessibility, price and transport"},"content":{"rendered":"<p>The new housing market is recovering as interest rates gradually fall. The long road to building<br \/>\npermits and, as a consequence, the smaller supply and availability of housing in the capital are attracting investors and those interested in owning property increasingly outside Prague. The most attractive towns in the Central Bohemian Region are Beroun, which is considered very or rather attractive by 65% of respondents, followed by M\u011bln\u00edk or Kutn\u00e1 Hora, while Rakovn\u00edk or P\u0159\u00edbram are the least attractive for those interested in housing, preferred by only 37% of<br \/>\nrespondents. This results from a survey conducted by Krokem for the Natland investment group.   <\/p>\n<p>Those who are currently looking around and considering buying a new property to live in are most interested in<br \/>\nfamily homes (up to 54%) and living on the outskirts of the city with good accessibility (56%). Transport accessibility is thus one of the main conditions for deciding on a new home location. While just under a third of respondents (29%) prefer living outside the city, they would be happy to live within walking distance. The Central Bohemian Region and its cities with full civic amenities are thus a clear choice and a quality alternative to living in Prague.   <\/p>\n<p>Unlike satellite settlements, the towns of Central Bohemia are fully functional, with complete civic amenities, be it sports, nature, culture, education and health care. Beroun and M\u011bln\u00edk or Kutn\u00e1 Hora are the most attractive for those interested. Bene\u0161ov, Kladno and Mlad\u00e1 Boleslav are doing very well. At the other end of the imaginary ranking of attractiveness are P\u0159\u00edbram or Rakovn\u00edk, which are considered less interesting for housing by over forty percent of respondents.   <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-5103\" src=\"https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30-300x157.png\" alt=\"\" width=\"447\" height=\"234\" srcset=\"https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30-300x157.png 300w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30-1024x534.png 1024w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30-768x401.png 768w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30-1536x802.png 1536w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-30.png 1920w\" sizes=\"auto, (max-width: 447px) 100vw, 447px\" \/><\/p>\n<p>And the deciding factor for finding a home? The financial side of things, i.e. the purchase price and other costs<br \/>\nassociated with housing, as well as its quality. This is very important and rather important for more than 90% of those interested in buying a property.  <\/p>\n<p>The second equally important factor is transport accessibility not only within the city itself, but also to other municipalities, distance to employment (primarily in the metropolis) and proximity to public transport. Cities with direct and good quality train connections to Prague can benefit from this. The survey<br \/>\nshowed that up to 70% of respondents consider good transport connections to Prague as an aspect for greater<br \/>\nattractiveness of the city, while accessibility and reasonable price are important for 65% of respondents. &#8220;Even the planned high-speed railway<br \/>\nwill make the connection between the centre of Prague and Kladno more efficient, the journey will take about thirty minutes, and at the same time it will bring transport, economic and social benefits to the city and<br \/>\nits inhabitants,&#8221; says \u0160\u00e1rka Klou\u010dkov\u00e1, Sales Director of the development company Natland RE.   <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-5101\" src=\"https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20-300x145.png\" alt=\"\" width=\"492\" height=\"238\" srcset=\"https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20-300x145.png 300w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20-1024x495.png 1024w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20-768x371.png 768w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20-1536x742.png 1536w, https:\/\/www.natland.cz\/wp-content\/uploads\/2025\/04\/Graf-strana-20.png 1920w\" sizes=\"auto, (max-width: 492px) 100vw, 492px\" \/><\/p>\n<h6>* More than 1,000 respondents over the age of 18 participated in the survey.<\/h6>\n<p>The Natland investment group will actively participate in the development of the Central Bohemian town of Kladno. Last year it became the owner of the land near the newly reconstructed main railway station in the city and also the owner of the Stromovka Kladno development project. Within the planned new urban district of more than 52,000 square metres, more than 600 flats and commercial premises are to be built in several stages in the future. Thanks to its location near the transport hub, the project may become one of the new city centres and the conceptual plans also contemplate a small square and amenities such as restaurants, shops, caf\u00e9s and a kindergarten. All of this within direct walking distance of the green area, as the current name of the project refers to, which is surrounded by a forest. The area can thus create not only a space for meeting and leisure, but also dozens of jobs.     <\/p>\n<p>For Natland Group, the project in Kladno is the first development step out of the metropolis.
