Natland has acquired a project under construction in the Krkonoše Mountains. It wants to give it a second chance

21.10.2026

The Natland Investment Group has added the Pergamentka project in Vítkovice, in the Krkonoše Mountains, to its real estate portfolio. It acquired the apartment building—which is currently under construction and has a valid building permit—at an auction held by the insolvency administrator after the project’s original developer filed for bankruptcy.
The acquisition of Pergamentka is thus an example of the investment approach that Natland has long applied across its operations. Among other things, it seeks out projects that have run into difficulties but have a sound economic foundation and potential for further development. In addition to capital, Natland brings its own expertise to these projects and actively participates in their management. Natland will now take over the project, update its design, and prepare for the continuation of construction. Completion is expected by September 2027.

“We invest where we can actively create value. Pergamentka is one such case. The project was put on hold due to issues with the original developer, but the property itself has a valid building permit, part of the construction has already been completed, and it is located in a very attractive area of the Krkonoše Mountains. Our task now is to physically take over the project, make adjustments where necessary, and, above all, complete it and prepare it for sale,” says Tomáš Balvín, Investment Manager at the Natland Group responsible for real estate projects.

A Project That Gets a Second Chance

The project has a valid building permit, and construction has already begun. Currently, the building’s monolithic concrete structure is complete, and it will house just under twenty 1kk and 2kk apartments with a net floor area exceeding 1,000 square meters. Natland plans to conduct further technical assessments and modifications after taking over the building so that it can then proceed to the next phase of construction. The estimated completion date is September 2027.

“We’re not just interested in buying real estate and waiting for the market to drive up its price. We want to create value ourselves or build on what someone else has already started. In real estate development, this means not only being able to acquire a project—in this case, we’re taking over a project that’s already under construction—but also having the ability to build on what makes sense, resolve past complications, and bring the project to completion—not just in terms of construction, but also from a business perspective,” explains Tomáš Balvín.

The Pergamentka apartment building, currently under construction, builds on the history of the original mountain cottage in Vítkovice in the Krkonoše Mountains; it is located within walking distance of the Aldrov Ski Resort and will offer views of its northern slope. The immediate proximity to the Aldrov Ski Resort and the Jizerka Snow Park provides the area with excellent facilities for winter recreation. At the same time, it offers access to hiking, cross-country skiing, and biking trails and serves as a year-round mountain destination. The wider area also includes Rokytnice nad Jizerou, Harrachov, and Špindlerův Mlýn. The combination of natural surroundings, sports opportunities, and proximity to established mountain resorts creates the conditions for the project’s appeal.
