The investment group Natland has launched the Stromovka project in the Central Bohemian town of Kladno. Construction of the first stage of the complex project, which will eventually comprise up to 600 flats and commercial premises, will begin on land with an area of more than 52,000 sqm. Completion of the rough construction is planned for next summer, and the properties in the Stromovka Kladno project will welcome their first owners in the summer of 2027.
In the first phase, which is now going on sale, four houses with 102 apartments of well-designed layouts from 1 + kk to 4 + kk, including storage spaces such as cellar cubicles and underground garage parking spaces, will be built. “We want to offer Kladno residents and all others interested in modern housing architecturally high-quality apartments for which they no longer have to move to the capital,” explains Karel Týc, Partner for Development & Real Estate of Natland Investment Group. “However, many Prague residents will undoubtedly find their home here as well, for whom our project offers a more affordable but equally high-quality alternative to what is on offer on the Prague real estate market,” he adds.
An independent survey conducted by Krokem showed that the main factor in deciding whether to buy a new home is affordability, which is important for more than 90% of those interested in buying a property, and accessibility to transport. This is within the city of Kladno itself, but also to other municipalities or to work in the capital. This is then linked to a quality public transport service, ideally a train connection to Prague. The survey showed that up to 70% of respondents consider good transport connections to Prague as an aspect of making the city more attractive for living outside of Prague. “You would be hard pressed to find a better and more accessible location than the vicinity of the Kladno main station, as you can get from the capital by train faster than if you were to go from one end to the other in Prague,” says Týc, adding that the Natland Group, as an investor, is responsible for the completion of the underpass under the Kladno line stop, which was completed on the border of the ČD property. This construction is currently undergoing permitting and will add an exit staircase and a lift for wheelchair access to the existing part of the underpass. The complete underpass will be fully functional at the time of the start of the acceptance of flats from the first part of the construction.
The connection between the centre of Prague and Kladno will also be made more efficient by the planned high-speed railway, another positive aspect is the proximity of the Václav Havel Airport, where the future residents of Stromovka can reach in fifteen minutes. The attractiveness of the project and the location itself is underlined by the adjacent forest and the surrounding nature interwoven with cycle paths and hiking trails.
